Fixed-Term Lease only – if you would like to continue living at the property after the end of your fixed term, you are required to obtain approval from the building owner and the property manager.



At the end of your fixed-term lease, with approval from Red Sands, you may be permitted to reserve your room for the upcoming academic year by paying a reduced fee of $100/month during the summer months. Upon approval, you may leave your personal belongings in storage at the property until you return for the next semester.



With Red Sands' approval, you may also be permitted to sign a new fixed-term lease and continue renting the unit over the summer months.



Proof of enrolment at an accredited college or university must be provided for your application to be considered.

A list of household responsibilities will be circulated to all of the tenants in the building, and each tenant will be responsible for ensuring their responsibilities are being taken care of. Failure to adhere to building responsibilities may result in the property manager taking action.

Ensuring proper garbage and recycling sorting, and successful collection by taking bins to road and back to the building,

Clearing walkways and the back deck of snow during the winter months,

Monitoring the building's oil tank levels, and reporting back to Red Sands,

Granting subcontractors access to the property where required,

Resolving tenant disputes to maintain a positive environment for all tenants,

Reporting repeated problematic behavior to the Property Manager for escalation



*An In-House Property Manager will be selected once 4 or more units have been filled. The privilege of serving as In-House Property Manager can be withdrawn by Red Sands at any time.
