The 3bdrm home has more shared space than most; a long wall of south facing windows offers great light for kitchen, dining area and plant room. Full tub/shower bath w/laundry, middle social room, 3 average bedrooms. A low headroom loft and narrow side room above bathroom and kitchen allow separation for different activities.
The 1 bdrm suite is below, at ground level, offering a similar long wall of south facing windows below the kitchen, dining area and plant room above, with a separate bathroom.
There is also a 2 bdrm home facing the street, which got damaged by past renters, currently being repaired.
In the past, we’ve started with a short term 3-5 month trial rental to find compatibility, followed by longer terms of up to a year. A term is set to fit each resident’s schedule/plans. One or two residents may find interest in reduced rent given to residents who join the property management team.
Basic rental is $800./ month for suite or a room in 3bdrm with 1 or 2 occupants. 3 residents sharing the 3 bdrm pay $700.each. For residents who follow simple basic requirements for use: laundry, wifi and utilities are offered at no cost.
Property management focuses on continuance, minimising new changes to offer as low rental cost as possible for Nelson. This is not a landlord rental; rentals get determined by a contract drawn up by resident and a member of the management team. We often pay $20. each for one or two sessions to learn our ”Recipe for Understanding” which is foundational for those eager to join the consensual team cultural consideration needed for property management.
This contract offers simplicity and clarity in addressing changes that arise, greatly reducing problems between residents and property management team.
